Define what success means
Before plans and finishes, document how the home needs to support daily life, future changes, non-negotiables, and the priorities you are willing to protect when the budget requires tradeoffs.
Understand the land and its constraints
Confirm access, utilities, setbacks, easements, drainage, topography, soil conditions, permitting, and community requirements. A property price never tells the whole story of what it will cost to build there.
Create a complete project budget
Look beyond the construction contract. Include land, design and engineering, permits, utility work, financing, site conditions, landscaping, furnishings, moving, and a contingency appropriate to the project.
Clarify the team and decision process
Know who is responsible for design, pricing, approvals, selections, documentation, and day-to-day communication. Agree on how changes are requested, priced, approved, and recorded before pressure builds.
Confirm readiness-not just enthusiasm
A project is ready when the budget is aligned, the design is sufficiently resolved, approvals are understood, contracts are clear, the decision calendar is realistic, and the team can explain what happens next.
Create a decision calendar
Ask the builder or project manager when each selection is needed, when pricing must be approved, and what lead times affect the schedule. Work backward from those dates so permanent choices are not made under avoidable pressure.
๐ Pro Tip
Keep one current source of truth for decisions, allowances, open questions, and approvals. A scattered trail of texts, emails, and screenshots makes it harder to understand what was actually authorized.
